How Much Does House Clearance Cost in Manchester?
A straight answer, using our real prices. House clearance is priced by how much space your things take up in the van, so here is what different homes typically cost and what can change the price.
Most house clearance companies in Manchester won't put a price on their website. We do. Our prices start at £99.99 and go up in clear steps depending on volume, measured in cubic yards (yd³). Loading, transport and responsible disposal at a licensed site are all included, and there is no VAT to add.

Property sizes are a guide only. A sparsely furnished three-bed may fit in a smaller load, while a packed two-bed with a full loft may need more. Photos let us quote accurately.
What can change the price
- Items that need special disposal. Fridges and mattresses have to be handled separately, so they carry a small extra charge each: standard fridge £45, fridge freezer £45, american fridge freezer £80, commercial fridge or freezer £120.
- Stairs and access. Upstairs flats with no lift, a long walk from the door to the van, or tricky parking can add a little to the job.
- Heavy materials. Rubble, soil and concrete are priced by quote because of their weight.
Whatever applies, we tell you before the job. Nothing is added on the day.
How to keep the cost down
- Sell or donate anything in good condition before we arrive.
- Take small recyclables to your local tip if you have a car.
- Gather items near the front door if you can — it shortens loading time.
- Send clear photos of every room so your quote matches the job.
